We recently sold our Setauket home with the help of Fran and Alex. We would highly recommend them to anyone who is buying or selling a house in the area! We had previously worked with Fran in buying a townhouse in Port Jefferson and then selling the same townhouse a number of years later. Based on that experience and the positive experiences of friends, we already knew that Fran was knowledgeable and wonderful to work with. For the recent sale of our home, we worked primarily with Fran, but it was reassuring to know that Alex was also part of their strong team. Prior to the listing, Fran met with us and went through a number of targeted improvements that would enhance the marketability of the house. Because our house had a number of unique features, we knew it could be very appealing to the right buyer but that it might not be suitable for other buyers. The unique features of our house also made it more challenging to arrive at a competitive market analysis to guide pricing. Fortunately, Fran's insights and experience with the local market helped us set a realistic list price. The photos and description of the house on the listing did an excellent job of highlighting its strengths. After a brief period on the market, we received a number of offers above list price. Fran presented us with the offers, provided advice, and then negotiated the specifics of the final terms with the buyer's agent. When we first began thinking of selling the house, we knew that we would have to deal with getting a certificate of occupancy. We also knew this might be challenging because we had unsuccessfully tried to go through all of the relevant processes in the past and we knew multiple friends who had had difficulties with the certificate of occupancy process. People who are not from Long Island are mystified by the bureaucratic aspects that are involved. However, suffice it to say, we would not have accomplished obtaining the occupancy certificate without Fran's help. She was able to recommend individuals to help with town processes and met the town inspectors at the house on several occasions, since we were already out of the area. She also recommended tradespeople to fulfill the various items required by the town inspectors and met them at the house to be sure that all went well while they worked. The people that she recommended were prompt and did high quality work as evidenced by the photos we received. The final walk-through, before closing, also went smoothly.Throughout the various steps of selling the house, Fran's responsiveness was exemplary. She returned texts and emails rapidly and called to give more complicated updates. When needed, she also communicated with our attorney, who was one of several attorneys that Fran recommended and who was also excellent. All of Fran's communications were clear, kept us informed of progress, and outlined if there were things we needed to do. With Fran and Alex, we always knew we were in good hands, and we were very pleased with the outcome of the sale!

Fran Saer

Fran was recommended to us for selling my Mom's condo and provided excellent service from the very first meeting, demonstrating detailed knowledge of the condominium complex, providing a thorough comparative market analysis and recommending a marketing strategy that resulted in a full price offer on the second day the condo went on the market. Her professional approach, advice/assistance with getting the property "market ready," sensitivity to the seller's needs (for in this case an estate sale) and willingness to go the extra mile to make the property appealing was much appreciated. Simply put, Fran and her partner Alex delivered, making the process very smooth and efficient for me and my siblings.
